The municipality and the NFL franchise operated under a 40-year lease agreement that governed rent payments, revenue-sharing arrangements, and the allocation of certain operating costs.
The engagement began when the NFL franchise invoked a lease provision permitting a rent adjustment based on actual operating results. The original rent structure was established based on long-term projections of stadium revenues and expenses, with the understanding that the assumptions could be revisited if actual performance deviated materially from expectations. The municipality engaged our team to independently evaluate the underlying financial assumptions, analyze actual operating performance, and assess the appropriateness of the requested rent adjustment.
Following that assignment, we assisted with additional matters involving stadium operations and financial performance. These included evaluating the profitability of non-NFL events, assessing revenue-sharing and reporting practices, and analyzing escalating public safety costs associated with stadium operations.
The non-NFL event review focused on concerts, collegiate sporting events, soccer matches, wrestling events, and other major entertainment activities hosted at the facility. While these events had historically generated significant revenue for the municipality, returns declined over time, leading stakeholders to seek an independent assessment of event profitability, cost allocation methodologies, and operational reporting practices.
At the same time, public safety expenses for police services, fire protection, traffic management, and event support continued to increase, raising questions about the primary drivers of these costs and the effectiveness of existing cost-sharing arrangements.
