Lafitte Treme Housing Redevelopment Project


Project Cost: Phase 1: $21.3 million, Phase 2: $25.6 million

The project consists of four parts: Phase 1 Low Income Rental Housing, 134 dwelling units; Phase 2 Low Income Rental Housing, 142 dwelling units; Phase 3, Market Rate Rental Housing, 52 dwelling units; and Phase 4 For Sale Housing, 89 dwelling units. This development is for the Housing Authority of New Orleans which was previously located on the site.

The project consists of 221 buildings containing 417 housing units consisting of single family, duplex and multi-family housing in an award winning planned community. The anticipated Market Rate Rental and For Sale housing units will start shortly after the rental units are completed. The housing construction consists of raised concrete foundations on wood piling and is designed to blend with the existing historical character of the neighborhood.

Lafitte Redevelopment, the developer of the project, engaged J.S. Held to assist in Owner Representative Services as needed including: pre-contract cost analysis, Contract reviews, cost studies, and various other pre-construction services. J.S. Held has been on the job site assisting with schedule, submittal, Request for Information, Supplemental Instruction, Application for Payment reviews and attended all progress and payment review meetings; monitor the weekly progress, assessed delays and change orders and prepares monthly summary reports included with the developer’s draw package to the Housing Authority of New Orleans. J.S. Held provides guidance toward quality control and quality assurance and protects the developer’s interest at all times. Phase 3 is to follow once the low income housing credits are in place.
