Project Feasibility

  • Project Safety program review and cost analysis
  • Review loan, design and construction documentation
  • Direct and indirect cost to complete investigations
  • Market evaluations
  • Formulation of options report

Preconstruction Phase

  • Review all drawings and specifications
  • Appraise all management related processes: RFI, cost evaluations, scheduling, bidding, procurement, and on site trade management
  • Budget analysis and monitoring
  • Value engineering
  • Review of Agreements: Design, Construction, Building Loan
  • Review and all contractor bids, scopes of work for responsiveness & price
  • Verification of bidder's bonding capacity and references
  • Facilitate review of contract award procedures, schedules & staffing
  • Review requirements for building permits & approvals

Construction Phase

  • Periodic site visits to monitor compliance with contract documents
  • Review the sequence of construction work with the Construction Manager
  • Review all safety programs, identify weaknesses and implement protocols
  • Appraise all testing reports
  • Project schedule review and monitoring
  • Ongoing review of trade buyout and letting of subcontracts
  • Change order analysis
  • Monthly tracking of work in place and available funds for completion
  • Review of contractor’s payment requisitions and waivers-of-lien
  • Closeout Phase
  • Certificates of compliance
  • Certificates of completion
  • Punch list review
  • Review final payment
  • Waivers-of-lien
  • Warranties and Guarantees
  • Temporary and permanent Certificate of Occupancy
